-Buyers are Emotional- 
Generating an emotional response from buyers is your greatest potential for selling, than any other factor. As they are viewing your home, they are imagining their family gathering in the den or eating a meal around the dining room table. How your home looks, smells, feels to a prospective buyer can make the difference in your home getting an offer over your neighbors, even if it is priced well.

     -Clean, Scrub and Fix!-
This means clean your home and fix everything, even that broken handle on the door. Buyers often make their mind up on whether they like a home or not within the first few minutes! If your home looks cluttered or disorganized with a layer of dust and a cracked window, fix it. Don't let something that small become a deal breaker, and give an impression the home has not been well taken care of. Buyers assume if small but visible issues are present, the home may have other hidden issues that could show up later.


    -Buyers Have a Hard Time Visualizing-
We have all heard when you sell a home, you need to de-personalize. You do not want prospective buyers to feel they are intruding into someone else's personal space. Allow them to visualize themselves in your home by picking neutral colors, nothing too bold, avoid a lot of clutter or personal family photos, trinkets, and pet toys. You are moving anyway, why not start packing up now and move clutter to the basement or a storage facility. There is a reason staging has become so popular. Add some warmth to your home with some fresh flowers, open all blinds and curtains, and even add a fresh coat of paint!


 -Price Your Home to Sell- 
Last but certainly not least - price and condition MUST MATCH. Remember you are in a competition with other homes on the market. If you are not seeing activity on your home, it is most likely the price or the condition. If you are priced too high, buyers will not take you seriously and your home will be passed over. Don't be concerned with pricing just at market value or even just below. If buyers see they are getting a good value, it may turn into a bidding war and you could potentially net more money than if you overprice and sit on the market for too long with no interest. Try your best to leave emotions out of it; this is a business transaction.

It is important to put yourself in a buyer's shoes, and remember your home is only worth what someone else is willing to pay, and what it will appraise for, if financed. A little work on the front end will get your home sold quickly and for the most amount of money possible!
