Although the temps are a sweltering 90 degrees here in the burg, I am already seeing the fall wreaths popping up around my neighborhood and the ever popular pumpkin spiced latte craze clouding my news feed. With the colder months just around the corner, I have been getting this question over and over -

What time of year is the best time to sell a house??  


Most people assume SPRING of course! It is popular belief that you have to wait until spring to list, and once the colder months are here, you've missed the mark. Let me point out why this is not always the case. The best time to sell your home depends mostly on what level of competition you are dealing with.

Let's think about it.... if you were a seller and decide to wait until spring to list your home, yes there are typically more buyers looking in the spring, but SURPRISE! there are also just as many if not more sellers, which means you are competing against a number of other available homes. When the fall and winter months come, a large number of those sellers take their home off the market, even more so around the holidays. Do you see where the opportunity lies??? You will most likely have less showings and buyer activity around this time, however the buyers that are looking are serious and ready to buy! Your home has more of an opportunity to stand out instead of getting lost in a sea of homes, because the inventory is low.

Keep in mind the popular months in real estate are typically April, May, and June, but that means the contracts are happening in February, March and April. I have seen a consistent trend of homes that may not have had a lot of activity in the spring, tend to get more activity and eventually sell once the spring market has passed.

So what are you waiting for? Well let's pause for a moment and focus on whether your home is ready... If you are thinking of selling, I suggest your first step be to contact an agent who is willing to work with you on what is needed to get the home ready whether it be paint, decluttering, staging furniture and some other tips and tricks for making your home attractive to buyers.
